Whether renovating or converting a hotel, we meticulously plan and schedule all trades for an on-time, on-budget job. We link all contractors to each other, as well as linking the contractors with the hotel staff so everyone is aware.

We ensure all brand requirements are met, use experienced design and procurement teams, and hire qualified trades.

CONTRACTORS

Hotel ContractorsWe select proven contractors, using both local trades and some that travel. We negotiate their rates and build their schedules. And, very importantly, we ensure that all trades are aware of each other’s schedules and duties to ensure all moving parts are working together. We meet with all contractors weekly (and hotel staff) to review past work completed and to fine tune the upcoming week’s plan. We are on-site (with overnights) for a majority of the renovation.

OWNER/OPERATOR

Hotel OwnerWe respect your budget as if it were our own, doing our best to match what’s really needed to what’s affordable. We are an extension of your management and ownership group. We know how important it is to operate the business in the midst of a renovation. That’s why we will carefully schedule rooms for renovation in specified blocks (generally one floor at a time, starting at the top) in order to maximize occupancy and revenues while minimizing guest and staff disruptions. We meet regularly with all the hotel staff to ensure they are fully aware of the renovation plan and schedule to be able to best satisfy the needs of your guests. With all this attention to detail and communication, it’s possible for guest scores to improve during the renovation process!

DESIGN/PROCUREMENT

Hotel DesignIt is critically important to have the right materials and furnishings for the job when they are needed. We know and have worked with reliable vendors over the years. These vendors know your brand and how to stretch your dollar. Because we do substantial business with them, we can generally offer substantial discounts that might not otherwise be available to owners. When acts of God occur (hurricanes, strikes overseas), these groups step up to find alternative solutions to get back on course.

Hotel BrandsCompliance with the brand PIP is crucial. LHG knows your brand from years of experience, ranging from operations to serving on their councils. We know what can be negotiated with the brand that can afford you significant savings … or at times modify requirements that can minimize renovation headaches and expenses.
